ADVANTAGES

The third country nationals, holders of a residence permit, enjoy almost the same freedoms and rights as nationals, namely:

  • (c) The unmarried children until the age of 21 of the main applicant or of the other spouse/partner, provided that the custody of the applicant’s child  has been legally entrusted to him/her
  • (d) Their parents and the parents-in-law of the main applicant.

Signing a Power of Attorney (PoA)

A POA BY THE APPLICANT AND ALL FAMILY MEMBERS IS REQUIRED IN ORDER TO :
  • Issue a Greek Tax Number (AFM)
  • Proceed with the preparation of all the required documents 
 needed for the signing of the Notarial Sales Contract
  • Apply for the Residence Permit
  • Collection of the Residence Permit card (Golden Visa)

Preparing and Submitting the Required Documents

The applicants are informed in detail about the documents that should be prepared and sent to our company in order to submit the Golden visa applications. The necessary documents for the petition that should be prepared on their part are the passports (full pages scan) and the recent family documents i.e. the kinship certificates translated in English and apostilled or stamped by the Greek Embassy/Consulate.

Completion of Property Purchase

By virtue of the PoA, the procedure for purchasing the property is completed, and the property is registered under the buyer’s name.

Submission of the Residence Permit Application

THE REQUESTED DOCUMENTS WHICH ARE NEEDED FOR THE PETITION ARE:

Now the residence permit process can start by the submission of the application for granting a residence permit of a permanent investor in Greece according to the Law 4251/2014 and 5038/2023 as amended through the electronical platform of the Immigration Authorities. Each family member has also a separate application and the applicants can choose to apply to the Ministry of Immigration or to any other Area Immigration office (DAM) .

  7. Family status certificate translated in English with Greek’s Embassy stamp or the apostille stamp. The family status certificate is not required if only the main applicant submits the application for a residence permit.

White Paper and Visa-Free Travel

When the application is submitted, the lawyer receives the application receipt and after some days the “white paper” is issued. The White Paper enables the applicants to travel from their country-of-origin to Greece and vice versa without the issuance of a tourist visa.This temporary permit is valid until the issuance of the Golden Visa and provides all the benefits of the Golden Visa except the free movement in the Schengen zone.

Biometrics Appointment

Now, the applicants have a 12-month period to travel to Greece for the biometrics appointment. Applicants have the choice of when to provide fingerprints within the above period, and the appointment is booked electronically by the lawyer. What is needed for the biometrics appointment are photos prepared in Greece and a USB stick with the photos in digital form.

Issuance and Collection of Residence Permit Cards

When the permits are issued, they are collected by the lawyer (by virtue of the signed PoA) and the applicants are not obliged to travel to Greece and receive them in person.

Renewal

Every 5 years the permit can be renewed for a similar period, provided that the investor is still the owner of the property. The same applies for the family members. The children can renew firstly until the age of 21 and furthermore they can renew up to the age of 24 (under the specific conditions set out by law).
The renewal application should be submitted at least two months before the expiration of the residence permit.

Legislation: Greek Immigration Policy Law for the Golden Visa Program

Article 100 paragraph 2 (c) and (d) of Law 5038/2023 as amended by the Article 64 of Law 5100/2024
2. (c) Specifically, in cases of investment through the purchase of real estate property, provided that its main premises are converted into residential use, the minimum acquisition value of such property at the time of its acquisition shall be set at two hundred and fifty thousand euros (€250,000). The provisions of the first subparagraph shall also apply to investments through the purchase of real estate property consisting of an industrial building, part of an industrial building, or property within which an industrial building is located, exclusively provided that no industrial activity had been installed and operating therein for at least the preceding five (5) years. The investment referred to in the preceding subparagraphs shall be made in one single property, and the change of use must have been completed before the submission of the application for the granting of the permanent investor residence permit. In the cases referred to in the preceding subparagraphs, the change of use may also be carried out by the seller. In the case of investment through the purchase of an undivided co-ownership share in real estate property, the minimum value of the co-ownership share shall be set at two hundred and fifty thousand euros (€250,000), subject to compliance with the conditions set out in the preceding subparagraphs.
(d) Specifically, in cases of investment through the purchase of real estate property consisting of a listed building, or part of a listed building, intended for restoration or reconstruction, or property within which a listed building is located, the minimum acquisition value of such property at the time of its acquisition shall be set at two hundred and fifty thousand euros (€250,000). The investment referred to in the first subparagraph shall be made in one single property. In the case of investment through the purchase of an undivided co-ownership share in real estate property, the minimum value of the co-ownership share shall be set at two hundred and fifty thousand euros (€250,000), subject to compliance with the conditions set out in the preceding subparagraphs. The transfer of the property referred to in this case before the completion of its full restoration or complete reconstruction shall be invalid.
